Take an inside look at Dayton’s newest Hilton Garden Inn, seated in the region’s innovation hub

Downtown Dayton continues to undergo revitalization as it welcomes new businesses and expansive development projects. A downtown hotel project, seated at the region’s innovation hub, The Arcade, is on its way to completion.

The Hilton Garden Inn Dayton Downtown is part of a larger mix-use commercial revitalization of the Third Street Arcade building. The 93-room hotel will open in 2025, with no firm opening date announced.

The $41 million project involves renovation of the Dayton Arcade’s Third Street Arcade and Gibbons Annex. The development is overseen by Cross Street Partners, Model Group and Mira Development Company.

Built in 1902 as part of the original Arcade development, the Third Street and Gibbons Annex Buildings are being transformed into a retail hub and pedestrian connector on the lower floors. Full construction on the hotel and second-floor supporting restaurant, The Garden Grille and Bar, began in late 2022.

The upper floors will be home to the Hilton Garden Inn with a lobby entrance from Third Street. By adding hotel rooms to the Arcade complex, Century Hotel Group hopes to create a strong food and entertainment scene that will continue to grow in downtown Dayton. The first floor of the Third Street Building will house the Arcade’s retail marketplace, with 7,500 square feet of small business retail space. Small spaces for around 10 local and unique retail opportunities will be housed under the North Arcade’s iconic skylight.

Century Hotel Group is the managing hospitality partner alongside Mira Development and the team behind Dayton Arcade Partners. Cross Street Partners will manage the North Arcade first-floor commercial retail spaces.
